Turkey has officially started the demolition process for Tiny Houses, containers, and bungalows built on agricultural land. The regulation published in the Official Gazette gives owners one month for voluntary demolition; if not done, municipalities must demolish and, if they fail, the Ministry of Environment and Urbanization steps in, charging the municipality. Non-compliant land use is annotated in the land registry and cannot be removed until the violation is corrected. Holders of a Building Registration Certificate (İmar Barışı) may be exempt, subject to document validity. The real estate market already sees a surge in listings of plots with demolition risk at reduced prices.

A new regulation in Turkey tightens rules for using agricultural land. According to the decree published in the Official Gazette, illegal structures, including so-called Tiny Houses and bungalows built on farmland, face demolition and fines. Demolition must begin within one month of the decision; if municipalities fail to act, the Ministry of Environment, Urbanization and Climate Change will carry it out at the municipality's expense. Exceptions include buildings that obtained permits under the 'Construction Amnesty' (İmar Barışı) and legal agricultural structures, such as vineyard houses up to 30 sqm on plots of at least 5 decares. Real estate expert Mustafa Hakan Özelmacıklı noted a surge in listings of such plots at discounted prices and warned of risks for buyers of illegal constructions.
